Is there a rent cap in Washington?

Short answer

Yes. RCW 59.18.700 series (HB 1217, 2024), sunset 2040-07-01 caps annual rent increases at the lower of 7% plus local CPI (3% default in our calculator) or 10% flat. Exemptions include Buildings with certificate of occupancy issued within the last 12 years (rolling exemption). Local rent-stabilized cities may have stricter caps that override the state rule.
