North Carolinaยท Answer

How do you serve a notice to quit in North Carolina?

Short answer

North Carolina typically allows three service methods: personal delivery to the tenant (best practice, easiest to prove), substituted service by leaving the notice with a person of suitable age at the tenant's residence and mailing a copy, and certified mail with return receipt. Some states also allow posting on the door if the tenant is not available. Email alone is not valid service unless the lease explicitly authorizes it. Document the date, method, and recipient for at least 3 years.

Honest limits

This is an informational answer based on North Carolina eviction statute as of early 2026. It is not legal advice. Housing law changes year to year and local ordinances (especially in rent-controlled or rent-stabilized cities) can override or add to state law. For contested cases, consult a North Carolina-licensed attorney.
