How much can a Pennsylvania landlord charge as a security deposit?
In Pennsylvania, the total security deposit cap is 2 months in year 1 and 1 month thereafter under 68 P.S. 250.511a. Refundable deposits (security, cleaning, pet, key) all count toward the cap. Non-refundable fees (application fees, clearly labeled non-refundable cleaning fees) are not counted. 2 months' rent cap during the first year of tenancy, 1 month's rent cap after, per 68 P.S. 250.511a. When the tenancy ends, the landlord must return the deposit within 30 days with an itemized statement of any deductions, under 68 P.S. 250.512.
