How many days pay-or-quit notice does Pennsylvania require?

Short answer

Pennsylvania requires 10 days for nonpayment, 15 days for other violations on tenancies under 1 year, 30 days for 1 year+, under 68 P.S. 250.501. The notice period starts the day after service. The notice must be written and include the amount of rent due, the deadline, the property address, and the landlord's signature. Serving by personal delivery, certified mail, or posting (where state law allows) counts as valid service. An incorrectly drafted or served notice voids the subsequent eviction.
