Does a Pennsylvania lease automatically renew?
Only if the lease explicitly says so. By default, when a fixed-term Pennsylvania lease ends, it does not auto-renew; the tenant either signs a new lease, vacates, or stays as a holdover (usually converting to a month-to-month tenancy under state default rules). An auto-renewal clause can be enforceable in Pennsylvania if it specifies the renewal term and rent and the tenant has a right to opt out with notice. Many Pennsylvania courts strictly construe auto-renewal clauses against the landlord because they shift the burden to the tenant.
