Can a New York landlord require renters insurance?
Yes. New York (and most US states) allow landlords to require tenants to maintain renters insurance as a lease term. The lease must specify the minimum coverage and the landlord may require proof of policy. The cost is borne by the tenant. Renters insurance typically covers tenant personal property and provides liability coverage; it does not insure the landlord's building (which is a separate landlord policy). If the lease requires it and the tenant fails to maintain it, this is a material breach that can support a cure-or-quit notice.
