Georgiaยท Answer

Can a Georgia landlord require renters insurance?

Short answer

Yes. Georgia (and most US states) allow landlords to require tenants to maintain renters insurance as a lease term. The lease must specify the minimum coverage and the landlord may require proof of policy. The cost is borne by the tenant. Renters insurance typically covers tenant personal property and provides liability coverage; it does not insure the landlord's building (which is a separate landlord policy). If the lease requires it and the tenant fails to maintain it, this is a material breach that can support a cure-or-quit notice.

This is an informational answer based on Georgia contract law as of early 2026. It is not legal advice. Housing law changes year to year and local ordinances (especially in rent-controlled or rent-stabilized cities) can override or add to state law. For contested cases, consult a Georgia-licensed attorney.
