Can a Illinois landlord evict a tenant without cause?

Short answer

It depends on the tenancy type and the state. In Illinois, a landlord cannot terminate a fixed-term lease mid-term without cause. For a month-to-month tenancy, the landlord generally can terminate without cause by giving the statutory notice (typically 30 days in most states, longer in tenant-protective states like California and New York). Some states (New York Good Cause Eviction, California AB 1482 just-cause provisions) restrict no-fault termination on longer tenancies. Local rent-control ordinances can add stricter just-cause requirements.
