Can a Pennsylvania landlord evict during winter?

Short answer

Yes. Pennsylvania does not have a moratorium on winter evictions or weather-based protections (unlike a few European jurisdictions). Eviction notice and procedure rules apply year-round. Some Pennsylvania jurisdictions may pause sheriff lockouts during extreme cold (sub-zero temperatures), but this is administrative, not statutory. The eviction process can be filed and judgment entered any month. Tenant relief programs (cold-weather utility assistance, emergency rental assistance) operate independently and do not delay the eviction itself.
